The film never explains if Unobtanium is an element or a compound. This is important because if it is an element, it should be present in sizable quantities around the entire planet as well as on nearby planets, moons and asteroids. If it was a compound , it could be synthesized and thus reduce or even end the mining on Pandora in favor of sources on Earth or far closer to it.Since the main premise of the film is that Unobtanium is rare and desperately needed on Earth, the narrative seems to put no time in on the hows and whys of that material which thus reduces its importance.
The Unobtainium is probably an element, and the deposit on the planet could be from the impact of an exocomet which came from many light away.
